You open stores, on the date and on the budget we promised

This is store construction, not property development. Your success is measured by stores that open on time, on budget, safe, and built to last through years of daily trading. Several projects will be live at once, at different stages, in different provinces.

Decathlon Thailand is part of one of the world's largest sports retailers. New openings, revamps, relocations, downsizing and extensions all sit in your hands, on both new builds and existing buildings inside malls and retail parks. Job Description: I plan, develop and realize the construction activities of our store projects. I own the project budget from first estimate to final closeout, and I turn a signed project into a store that opens on time, on budget, safely, and built to last.

Plan, develop and realize construction activities

  • Provide engineering and construction expertise for new store openings, revamping, relocation, downsizing and extension projects, on both new builds and existing buildings.

  • Own the project budget: build it with the quantity surveyor, defend it at approval, track it through execution, and report variance with a recovery plan when a project drifts.

  • Feed the annual construction budget and capex plan with reliable project forecasts and cash flow phasing.

  • Negotiate construction split lists and lead all technical meetings with landlords and mall management teams.

  • Coordinate technical due diligence including soil, environmental and structural studies.

  • Run the tender process: select and guide contractors, negotiate technical specifications, contractualize the works and manage the selected external partners.

  • Deliver each store within the defined budget, timeline and quality, while optimizing building investment and future operation and maintenance costs.

  • Ensure every project complies with Decathlon technical specifications, internal international safety and security standards, sustainability targets, and Thai laws and regulations.

  • Perform routine site inspections to monitor quality and safety compliance, including work carried out at night or around mall operating hours.

  • Prepare, review and validate building permit and sustainable building certification applications.

  • Close the project properly: punch list, final inspections, complete documentation, final financial closeout with subcontractors and suppliers.

  • Stay connected with the maintenance team during the first year after opening for the work guarantee period.

Improve the retail portfolio

  • Provide technical support to store teams on impacting projects such as downsizing, extension and major refurbishment, with minimum disruption to trading.

  • Stay up to date with innovative designs, techniques and standards to unlock operational cost savings and CO2 emission reduction.

  • Contribute to green building certification and renewable energy (RE100) targets.

  • Expand our pool of construction vendors through continuous market study together with the purchasing team.

  • Collaborate with global peers to integrate United Real Estate objectives, tools and best practices.

Qualifications

  • Experience managing construction or fit-out projects for retail, chain stores, F&B chains, hospitality or commercial buildings. Store rollout experience is what we value most.

  • Proven budget ownership: you have built a project budget, held it under pressure, and explained the variance yourself.

  • Comfortable managing several sites at once in a fast paced environment, and holding an opening date under pressure.

  • Experience working with landlords and mall management on handover, split lists and site access.

  • Educational background in civil engineering, architecture, construction management or a related field.

  • Working level English, enough to communicate confidently with our regional and global teams. Your interview will be conducted in English.

  • Solid knowledge of construction procedures, safety standards and local building regulations.

  • Cost management, project analysis and negotiation skills.

  • Comfortable reading 2D and 3D drawings.

  • Good listener, and you dare to give your opinion.

  • You take decisions within your own parameters.
