You price stores, and you hold the number you gave us

This is a retail role first and a construction role second. You will not be costing one tower for three years. You will be costing a live pipeline of store openings, revamps, relocations and extensions running side by side, each with a fixed opening date that will not move, and each with a budget you own.

Job Description: I drive every construction cost aspect of our store projects. I build and defend the budget, keep each store within it, push for the best value for money, and make sure we never compromise on legal compliance, sustainability or Decathlon standards.

Own the cost of every store project

  • Build the construction budget for each store project, from first feasibility estimate through to final financial closeout.

  • Consolidate project budgets into the annual construction and capex budget for the store pipeline, and forecast how cost will move across the year.

  • Track budget versus actual for every live project, report the position on a regular cycle, and flag deviation early enough to act on it.

  • Prepare feasibility studies and cost estimates, and analyze unit rates at every stage of a store project.

  • Measure and value the executed work on site, often across several store sites in the same week.

  • Track any change in contract, design or works, and its impact on cost and on the approved budget.

Tender, negotiate and secure the best deal

  • Prepare tender documents, contracts, bills of quantities, and material, labour and time schedules.

  • Advise and take part in decisions on split lists with landlords, technical adjustments, tenders, negotiations and additional works.

  • Scrutinize every cost, covering material, works, labour, planning and contract, to minimize risk and secure the best possible deal.

  • Drive the Total Cost of Ownership, including how a design choice will behave in a store trading seven days a week.

Improve the retail portfolio

  • Maintain a proper cost benchmarking database using both the internal benchmarking tool and external market rates, so we know what a square metre of Decathlon store should cost anywhere in Thailand.

  • Develop and keep up to date the supplier, cost and material databases, technical book and cost analysis tools.

  • Measure, analyze and review the outcome of design and material decisions on new and existing stores, including the embodied carbon footprint.

  • Stay up to date with innovative construction and maintenance methods, techniques and standards.

  • Identify and apply construction and operational cost savings, CO2 emission reduction and other innovative retail real estate solutions.

  • Advise and upskill the technical team on design versus material, construction and maintenance costs.

  • Collaborate with global peers to integrate Real Estate United objectives, tools, process improvements and best practices.

Qualifications

  • Experience in cost estimation, cost control and tendering for retail, chain store, F&B chain, hospitality or commercial fit-out projects. Multi-site experience matters more to us than the size of any single project.

  • Hands-on experience building and owning a project budget or an annual capex budget, and reporting budget versus actual to management.

  • Comfortable running several store projects in parallel, each on a short timeline, and re-prioritizing when an opening date moves.

  • Educational background in quantity surveying, civil engineering, construction management or a related field.

  • Working level English, enough to communicate confidently with our regional and global teams. Your interview will be conducted in English.

  • Strong numerical and analytical skills with solid data knowledge.

  • Knowledge of construction procedures and the ability to read 2D and 3D drawings.

  • Cost management, negotiation and project analysis skills.

  • Good listener, and you dare to give your opinion.

  • You take decisions within your own parameters.

A note on fit: if your background is mainly residential developments, condominiums, plants or large infrastructure projects, this role will feel very different from what you are used to. We are looking for someone who has built and priced stores.
